But what about the housing market? How can you find a home that meets your expectations without breaking the bank? In this blog post, we’ll share some tips and tricks on how to find affordable homes for sale in the Palm Desert area that match your criteria. We’ll also show you some examples of cheap houses for sale in the Palm Desert area that you can check out right now. What is an Affordable Home in the Palm Desert Area? Before we dive into the details of how to find affordable homes for sale in the Palm Desert area, let’s first define what we mean by “affordable”. Of course, affordability is relative and depends on your income, expenses, savings, and preferences. However, a general rule of thumb is that you should spend no more than 30% of your gross income on housing costs, including mortgage payments, property taxes, insurance, and maintenance. According to Zillow, the median home value in Palm Desert is $498,900 as of June 2021. This means that half of the homes are worth more than this amount and half are worth less. The median listing price is $599,000 and the median sale price is $495,000. The average price per square foot is $278. Based on these numbers, an affordable home in the Palm Desert area would be one that costs less than $300,000. This would allow you to keep your monthly housing costs below $1,500 if you have a 20% down payment and a 30-year fixed mortgage at 3% interest rate. Of course, these are just estimates and you should always consult with a professional financial advisor before making any major decisions. You should also factor in other costs such as closing fees, utilities, HOA dues, and repairs when calculating your affordability. How to Find Affordable Homes for Sale in Palm Desert Area Now that you have an idea of what an affordable home in the Palm Desert area looks like, how can you find one that meets your needs? Here are some tips and tricks to help you with your search: Use online tools and resources. There are many websites and apps that can help you find cheap houses for sale in the Palm Desert area. For example, you can use Point2, Redfin, or PropertyShark to browse through listings of cheap homes for sale in the Palm Desert area. You can also use filters to narrow down your search by price range, size, location, features, and more. You can also sign up for email alerts or notifications to get updates on new listings that match your criteria. Work with a local real estate agent. A local real estate agent can be your best ally when looking for affordable homes for sale in the Palm Desert area. They have access to the latest market data and trends, as well as insider knowledge of the neighborhoods and communities. They can also help you negotiate the best deal possible and guide you through the entire buying process. To find a reputable and experienced real estate agent in the Palm Desert area, you can ask for referrals from friends or family members who have bought or sold homes in the area before. You can also read online reviews or testimonials from past clients or check out their credentials and awards. Be flexible and open-minded. Finding an affordable home in the Palm Desert area might require some compromise and creativity. You might not be able to find a home that has everything on your wish list or that is located in your ideal neighborhood. However, you might be able to find a home that has potential or that is located in an up-and-coming area. For example, you might consider buying a fixer-upper that needs some TLC or a manufactured home that offers more space and amenities than a traditional home. You might also consider buying a condo or a townhouse that has lower maintenance costs and shared facilities than a single-family home. Act fast and be ready to make an offer. The housing market in the Palm Desert area is competitive and fast-moving. According to Zillow, the average days on market for homes in Palm Desert is 58 days, which is lower than the national average of 68 days. This means that homes sell quickly and you might face multiple offers or bidding wars. To increase your chances of finding and securing an affordable home in the Palm Desert area, you need to act fast and be ready to make an offer. This means that you should have your financing pre-approved, your budget set, your needs and wants prioritized, and your documents prepared. You should also work with your real estate agent to craft a strong and attractive offer that stands out from the crowd. We will also share with you some of the top-rated cannabis shops in the area that have earned rave reviews from customers. By the end of this blog post, you will have a better idea of where to go and what to look for when shopping for cannabis in Palm Desert. What to Look for in a Cannabis Shop Before you head out to buy cannabis products, you should have some criteria in mind to help you choose the best cannabis shop for your needs. Here are some of the factors that you should consider when evaluating a cannabis shop: License and reputation: The first thing that you should check is whether the cannabis shop has a valid license from the state of California and the city of Palm Desert. This will ensure that the shop is operating legally and following the regulations and standards for safety and quality. You should also look for online reviews, ratings, testimonials, and feedback from previous customers to get an idea of the shop’s reputation and performance. Selection and quality: The next thing that you should look for is the selection and quality of the cannabis products that the shop offers. You should look for a shop that has a wide range of products to choose from, such as flowers, edibles, concentrates, vapes, tinctures, topicals, and more. You should also look for a shop that has high-quality products that are lab-tested, organic, fresh, potent, and pure. How to Use Cannabis Safely and Responsibly Cannabis can be a wonderful and beneficial plant that can enhance your health, wellness, and happiness. However, like any other substance, it also comes with some risks and responsibilities that you should be aware of and respect. Here are some of the best practices and tips on how to use cannabis safely and responsibly: Choose the right dose, strain, and method of consumption for your needs and goals: Cannabis affects everyone differently depending on various factors such as your body chemistry, tolerance, mood, environment, and expectations. Therefore, you should start low and go slow when trying new products or methods of consumption. You should also research the different strains and types of cannabis products that are available and choose the ones that match your desired effects and outcomes. For example, if you want to relax and unwind, you might want to choose an indica-dominant strain or an edible product that has a high CBD to THC ratio. If you want to energize and uplift, you might want to choose a sativa-dominant strain or a vape product that has a high THC to CBD ratio. Avoid overconsumption, tolerance, dependence, or adverse effects: Cannabis can have some negative effects if you consume too much or too often. These effects can include anxiety, paranoia, nausea, drowsiness, impaired memory, coordination, or judgment, increased heart rate or blood pressure, dry mouth or eyes, or allergic reactions. To avoid these effects, you should always consume cannabis in moderation and with caution. You should also monitor your consumption habits and patterns and take breaks or reduce your intake if you notice any signs of tolerance or dependence. Tolerance means that you need more cannabis to achieve the same effects as before. Dependence means that you experience withdrawal symptoms such as irritability, insomnia, or cravings when you stop using cannabis. Store and dispose of cannabis products properly and securely: Cannabis products can be attractive or harmful to children, pets, or other people who may not be authorized or intended to use them. Therefore, you should always store your cannabis products in a safe and secure place that is out of reach and sight of others. You should also use child-resistant containers or locks to prevent accidental or intentional access. You should also dispose of any leftover or expired cannabis products in a responsible way that does not harm the environment or pose a risk to others. You can either return them to the dispensary where you bought them or mix them with undesirable substances such as coffee grounds or kitty litter and throw them in the trash. Follow the laws and regulations regarding cannabis use in Palm Desert and California: Cannabis is legal for adults 21 years and older in Palm Desert and California for both medical and recreational purposes. Palm Desert – United Way of the Desert

Palm Desert, CA – Each year, the United Way of the Desert hosts a gala to raise funds needed for the support programs that provide for our most vulnerable residents. Last year’s 25 th anniversary gala was a success thanks to our generous partners. Once again, we invite our partners to this year’s special movie-themed gala. Shaken, Not Stirred will be held on Friday, May 6th, 2016 at the Ritz-Carlton, Rancho Mirage. The imperative success of this event is determined greatly by your support and generosity. We hope that you will join us! By offering a unique gift, special item or experience to our Raffle and Auction, you are truly making a difference. In addition to a 100% tax deduction and recognition on marketing collateral, your contribution is an opportunity to build and promote brand recognition among the 300+ high-capacity donors and community leaders attending the event. About Us: Serving the Coachella Valley for over 70 years, United Way of the Desert is one of the region’s oldest nonprofit organizations. With a focus on education, income and health – the building blocks to a good quality life – we partner with local agencies and programs to help our neighbors in need. Our vision is to advance the common good because every individual deserves the opportunity for a financially stable, healthy life, and every child’s future is determined by the quality education he or she receives today. The desert is a community of affluence, but beneath the surface, there is great poverty as well- more than 85% of children live in low-income households and lack basic resources. The United Way movement fosters long-lasting change by assisting with critical needs such as food and shelter, while addressing the root causes of poverty in hopes to break the vicious cycle. This Community Impact agenda is what differentiates our work and mission. Please join us in tackling the disparity. Attached is an acquisition form to complete and return along with your gift. We ask that all items be received by April 8th for appropriate recognition. Thank you for helping to make this a successful event that in turn supports local individuals and families.   Visit for vacation rental jomes in the Coachella Valley.. School Sign for Palm Desert High School

Palm Desert High School WASC Accreditation… What is it?

Palm Desert, CA – Thanks to the Rotarians who were able to sign the “best wishes” card to Palm Desert High School at our February 23 meeting. In  answer to those who asked, “Whatʼs WASC,” hereʼs an explanation: WASC is the Western Association of Schools and Colleges. Itʼs the body that certifies schools at all levels that are living up to high academic standards and effective teaching strategies for all students. Every three to six years, all school stakeholders conduct a year-long self-study which they submit to a visiting team of educators and administrators from the Southern California region. A high-functioning school will report all current successes, and then outline how they are pursuing continuing improvement.  School self-studies generally cite partnerships with community groups in their report, and so itʼs good to have a Palm Desert Rotary “best wishes” card on display. Palm Desert Highʼs visiting team will be on campus February 29 through March 3, visiting every classroom, interviewing students, staff, and parents. On the final day of the visit, the visiting  team will report on aspects of the self-study they could verify, and what aspects appear to need more attention. A poorly functioning school might receive a 1-year accreditation with a full re-visit. Top schools such as PDHS usually earn a 6-year accreditation term, usually with a brief revisit at the 3-year point.  Weʼll invite PDHS Principal and fellow PD Rotarian Robert Hicks to report on his schoolʼs WASC visit soon. Hidden Harvest and Saving Food in the Valley – Palm Desert

Palm Desert,CA – For the past 15 years Hidden Harvest has been quietly rescuing millions of pounds of fresh, healthy produce from local farms and packing houses, then giving it all away to the thousands of families and low income seniors in Coachella Valley who live with food insecurity every month. Gleaning and giving away this hidden bounty has been Hidden Harvest’s mission since 2001. The number of people who live at or close to the poverty level in Coachella Valley is increasing, even while the unemployment numbers and the economy is said to be improving – many are what we call the working poor, and low  income seniors living on fixed incomes. Hidden Harvest serves over 55,000 people every month.  Visit for vacation rental jomes in the Coachella Valley..
